The team at Harvest Capital is led by two dedicated real estate professionals who have invested, managed and sold real estate assets for leading companies over multiple capital market cycles. Coupled with their successful track records, the partners each have over 25 years of experience with a wide range of investments in all major US markets, as well as Europe and Asia.

Mary Lou Boutwell,
Co-Founder and Partner linked-in
Ms. Boutwell is Co-Founder and Partner of Harvest Capital Partners as well as Westport Point Capital Partners, a real estate investment firm focused on Boston office acquisitions. Previously, Mary Lou was the Director of Property Development for the Allston Development Group at Harvard University where she managed the acquisition of several key real estate development sites, as well as financing and acquisition projects related to Harvard’s campus expansion efforts.

Mary Lou was also Managing Director, Principal, and Senior Advisor at Charlesbank Capital Partners, a leading private equity firm and spin-off of Harvard Management Company, a Partner and Co-Director of Asset Management at TA Associates Realty, a Vice President and Project Manager at Spaulding & Slye, and the Associate Director of the Center for Real Estate at MIT.

Mary Lou has also held director positions at the National Trust for Historic Preservation in Washington, DC, and the Ford Foundation in New York.

Currently, she is a Trustee of Middlesex School, a member of the Real Assets Advisory Committee of Williams College, a Trustee of Social Venture Partners, and a former Board member and member emeritus of New England Women in Real Estate (NEWIRE). She received NEWIRE’s leadership Award in recognition of her role in the real estate industry, and was elected to the YWCA’s Academy of Women Achievers.

Mary Lou holds a B.A. from Williams College and an M.S. in Real Estate from the Massachusetts Institute of Technology.

Erin R. O’Boyle,
Co-Founder and Partner 
Ms. O’Boyle is Co-founder and Partner of Harvest Capital Partners as well as Westport Point Capital Partners, a commercial real estate investment partnership. Previously, Erin was a partner in a regional private investment group and served for twenty years at Beacon Capital Partners (BCP) and its predecessor, Beacon Properties Corporation.

As Chief Investment Officer and Chair of the Investment Committee at BCP, Erin oversaw the firm’s investment activities, including the placement of the $3.5 billion raised through three private funds, and executed over $3 billion in investments and over $1 billion in dispositions. At Beacon, Erin also held positions in development, leasing, and head of asset management.

Erin has served on several industry and philanthropic boards, including NAIOP, the northeast chapter of the Real Estate Investment Advisory Committee, and the MIT Alumni Fund. She is past Chair of the MIT Center for Real Estate Alumni Association and past President of New England Women in Real Estate. She has also served as an elected member of the Sherborn School Committee, and is a former Trustee of the Sage School. Erin received the Henry B. Kane Award for distinguished service to the Massachusetts Institute of Technology.

Erin holds a B.S. in structural engineering from the University of Delaware and an M.S. in Real Estate from the Massachusetts Institute of Technology.
